We undertook the tasks for this centenarian property in Madrid´s historical center, located opposite the Royal Theatre, solving for current flaws along façades, roof and courtyards. For the façade, we carried out a deep cleaning process with controlled high pressure water, recovery of bush hammered lime stuccos as well as ledge and wood cantilevers, partial removing and repairing moldings, framings and plaster imposts together with repairing zinc drainpipes to remove damp. We finish by applying silicate Paint to facings and plaster elements and enamel for Wood ledges and locksmith. On the roof, we acted in different phases to avoid creating inconveniences or filtrations to the residences underneath, installing a new water-proofing system consisting of high quality corrugated asphalt shingles and clay tiles. New clay tile gables were built and all roof files and gutter replaced with natural zinc. In addition, all dormers, chimneys and skylights, including the one above the stairwell, were repaired and painted together with patio and rooftop walls.
