Comprehensive Rehabilitation of a Historic Hotel in the Heart of Toledo

Heritage transformation for hospitality use in the historic center

The team at KALAM has completed a comprehensive rehabilitation project that transformed a group of listed buildings in the historic center of Toledo—designated a UNESCO World Heritage Site—into a four-star hotel with over 60 rooms and a spa.

This intervention merges the historical essence of the site with architecture that respects and enhances the value of existing heritage elements. The proposal is integrated into the urban fabric of the historic center, with access via Bajada de Pozo Amargo street, resulting in a distinctive ensemble fully adapted to its surroundings.

Structural intervention and technical challenges

This was a large-scale project in an urban setting with significant constraints: narrow streets, limited access typical of a historic and tourist area, and the specific complexity of a hospitality operation with high technical and functional demands.

The works were carried out without interruption, thanks to rigorous planning, the responsiveness of the team and the coordination of our own Risk Prevention department.

During the structural phase, the necessary excavations were carried out—recovering the cisterns buried under fill—underpinning the foundations, and structurally consolidating the entire complex, including its envelope, with work on concrete, metal elements, and laminated wood, as well as on other historical structures, notably those carried out on vaults and arches.

Technical experience applied to heritage hotel rehabilitation

To tackle the challenges of this project, KALAM has assembled a team with extensive experience in the restoration of historic buildings and in interventions to adapt them to new uses, such as hotels, institutions, educational establishments and commercial premises.

We also work regularly in historic centres such as Toledo. We have been involved in important projects, such as the restoration of the Transparente in the Cathedral, the Museum of Santa Cruz, where we recently completed a project to reinforce the wooden beams and joists of the Renaissance coffered ceiling, and buildings in the city centre, such as this major comprehensive rehabilitation project.

This track record and experience enable us to respond to the specific characteristics of each project, especially in complex urban contexts with logistical challenges and high technical demands.

Conservation of historic elements integrated into the new use

The scope of the intervention included the stabilization of façades and temporary supports to ensure safe working conditions, as well as the recovery, documentation, and conservation of historical elements found in the existing buildings.

This rigorous approach made it possible to carry out all phases of the project with technical control, including façade restoration, roof replacement, installation upgrades, and the execution of all interior finishes and details in line with the hotel’s classification and character.

Mural paintings, polychrome panels, stuccoes, arches, coffered ceilings, and other historic elements were meticulously conserved and restored, and incorporated into guest rooms and shared spaces of the hotel.

Contemporary architecture respectful of heritage

The hotel’s entrance is organized around an open-plan hall illuminated by overhead natural light, structured by a two-story lattice framework with perpendicular porticoes.

As in other areas of the hotel, historic structures take center stage, such as the base of a preserved vault and restored brick and stone walls.

The central covered courtyard introduces daylight into the core of the building and creates a visual connection among its different parts. The integration of patios and historic features into a contemporary architectural language is one of the defining traits of the project.

Views, location and final experience

Located in the heart of Toledo, the hotel offers privileged access to the city’s main heritage landmarks. From upper floors and terraces, guests can enjoy panoramic views over the historic fabric of the city, with its distinctive rooftops, towers, and heritage elements.

The architectural layout is structured around small courtyards, creating a guest experience that is respectful of and connected to the urban context in which it is embedded.

A singular and respectful proposal

The project, designed by Ava Studio, managed by Rossell-Giner and with health and safety coordination by A-Nivel, has received recognition such as Best Hotel Renovation at ReThink Hotel.

A multidisciplinary team of professionals, technicians, specialists and restorers have made this complex comprehensive rehabilitation in Toledo possible, combining technical excellence, sensitivity to heritage and high-quality execution.

The result of this unique proposal is a hotel with a unique character and spatiality, which incorporates the essence of the past and is rooted in the place where it is located.
