The owner, with extensive property management experience, carried out a rigorous selection process for a contractor. Kalam was awarded this building rehabilitation, which included the construction of a one-story addition and roof deck. New storage rooms were laid out, a new elevator was installed in the communal courtyard and the main staircase and access areas were refurbished. New water, drainage and plumbing connections were carried out, along with the renovation of the sewage system and removal of moisture from the basements and first floor retail stores. The main and courtyard facades, and the metalwork, were all restored. The project’s aim was brought to fruition: adding a one-story addition to match existing, and carrying out all the work without relocating any tenants or disrupting their daily schedules, while maintaining the building fully operational.
